- Have a budget! Know how much you can afford and what price range you should be looking at

- Initial deposit / mortgage repayments. Get some financial advice and understand the different options available to you. Have a general idea on how much your weekly repayments will be.

- Additional fees (ie stamp duty, mortgage insurance). When you buy a property there are other hidden costs. Look at your stamp duty fee, this does change depending if you are an investor, owner occupier and also with the purchase price. See if you require mortgage insurance, this will depend on your initial deposit.

- First home buyer perks. Are you eligible for the first home owner grant? In Qld, there is no stamp or mortgage duty on homes up to $250,000 (concessions to $500,000).

- Tax benefits. Ask your accountant or financial advisor for better ways of utilizing tax benefit laws. This mainly applies to investors however there are some benefits for the owner occupiers.

- Which lender to use. Search around for the better deal. Don’t let anyone pressure you in to making a quick decision; even a .3% reduction can make a substantial different over 10 years.

- Solicitors Cost. If you don’t have a current solicitor, ask around; ask friends, they also vary in costs especially when you’re buying a unit/ townhouse or a house. Make sure you ask about all conveyancing fees and search costs.

At the end of the day, do your homework! Less surprises and less stress! Buying real estate is probably the biggest purchase for anyone. It goes beyond just choosing a property that you like.
